House Rules

SMOKING

This is a NO SMOKING holiday let. We would appreciate no smoking in the barn or in the garden. You may go into the field but please extinguish your cigarettes safely. There is a container with sand in for extinguishing cigarettes safely.

CHECK IN/OUT

Check in is between 4-9pm, we would appreciate it if you could let us know your rough time of arrival. (If you think you're going to arrive later please let us know). Check out is before 11am STRICTLY due to the limited time for changeover for the next guest.

PETS

We allow up to 2 small to medium sized dogs to stay. We consider a medium size dog to be the size of a labrador. We do not allow larger dogs due to the amount of space available in the barn, we do not accept any dogs that molt heavily i.e. huskies (example, not limited to) if you are unsure if your dog is acceptable for staying please message me to discuss. If you turn up with a big hairy dog, you will be turned away. All dogs must be fully house trained, must not chew or be destructive.

Dogs are NOT TO BE LEFT ALONE in the barn, they must be with you if you go out. Please bring poop bags, you are welcome to use our 6 acre field to exercise your dog/s. Please close the gate whilst in use, there is a sign on the gate...please flip it (and secure it so not to blow over) to RED so others know that the field is in use. And again flip it to GREEN when you have finished using the field.

Sometimes we have a dog walker come to walk our own dogs (when we're busy/on holiday etc.) please note that she has to have access to the field as priority as she has a job to do (potential time restraints) and other customers to get to. Please exit the field and come back when she's finished. Allow her to do the job she's been hired to do as she's on a tight schedule, thank you!

We don't allow ANY other pets, but if you really need to bring your goldfish/hamster/parrot...get in touch to discuss.

CCTV

We have CCTV on site and an alarm that lets us know when people enter/leave the property via the main gate. This is for everyone's security. There is no CCTV in The Rookery back garden. I can assure guests that no CCTV is there to peer into the holiday let. They are a safety feature for everyone on site! If you're not keen on this amenity, please don't book to stay at The Rookery!

GUESTS

This is a 4 guest holiday let, no one else is allowed to visit. If you would like to discuss someone visiting please send a message to see if we can make an allowance.

SPECIAL OCCASIONS

If you are staying for a special occasion i.e. anniversary, birthday etc. and I can help with arranging something special for your arrival i.e. balloons, cake maker details or you want to arrange a private chef to cook something special just get in touch to discuss, I will try my best to assist/advise.

PARTIES

No wild parties, we don't mind you having fun but we work from home so please be respectful of people living on site.

NOISE

Please keep the noise down after 11pm and before 8am.

CHILDREN

Children must be supervised at all times, especially if going in the hot tub. Babies under 5 years old are advised not to go in hot tubs due to the high temperature (babies can't regulate their body temperature as well as older children/adults!) and the use of chemicals (which may be too harsh for a babies skin!)

There are vehicles on site so be aware children don't get out of the barn/back garden.

BBQ

The barbeque is there for all to enjoy, please watch children near it for obvious reasons, don't leave it unattended.

FIRE PIT

We have a fire pit built into the garden table, please be aware that the glass surround is free standing as to not knock it off, also be aware of the area getting hot. Do not put the table cover back on until it is completely cold.

HOT TUB

1) Shower before entering the hot tub, this erradicates any body oils, lotions, perfume, deodorant etc. which contaminate the water and can make the water cloudy and form a scum ring around the hot tub.

2) NO FAKE TAN OR BRIGHT DYED HAIR ALLOWED IN THE HOT TUB AT ALL!! Leaving fake tan or bright hair dye in the hot tub or on towels/dressing gowns or furnishings etc. may incur an extra cleaning charge or replacements if it doesn't come out in the wash!

3) Babies & infants under the age of 5 years old are NOT allowed in the hot tub, we use chemicals to keep the water clean and these could cause younger skin to become irritated. Also a hot tub is too hot for young children and babies who are less able to regulate their body temperature. If your child is over 5 years old, a lower temperature of around 35 degrees celsius and a limited soaking time of 10 minutes is advised.

4) Don't put anything in the hot tub, just yourself. No inflatables, toys, bubbles etc. or anything that can disintegrate and block up the filters.

5) No glass in or near the hot tub, this could smash and cause injury and irreparable damage to the hot tub. There are plastic glasses for use outside.

6) No food in the hot tub, no exceptions.

7) Please do not use the white towels outside...I provide coloured hot tub towels for outdoor use.

8) Always replace the cover when the hot tub is not in use, this will stop the heat escaping and stop bugs entering the water.

9) Access is required to the back garden every day of your stay in order for the hot tub chemicals to be checked and adjusted accordingly, this is to ensure optimal water health and a great hot tub experience for guests during their stay! We try to do this whilst guests are out exploring so as to not interfere with your stay, but if you don't go out, we will knock to let you know we need access to the back garden, it's suggested once chemicals have been added to refrain from entering the hot tub for a minimum of 30 minutes.

CHARGING OF ELECTRIC VEHICLES

We DO NOT have an EV charging point. Charging electric vehicles from the domestic power supply is strictly prohibited. No exceptions. Any guests found doing so will be asked to leave and there will be no refund.

VINTAGE CINEMA SEATS

Please do not sit or leave anything wet on the 3 vintage cinema seats in the living room, this takes the wax off the seats leaving water stains and stains clothing and dressing gowns.

Paying for your stay and checking in to The Rookery means you have read the house rules and will abide by them.
